Structural Remodels
Your home stopped fitting
the life you are actually living.
A structural remodel is not a refresh. It is a full transformation of how your home functions — planned carefully, led with discipline, and executed to a standard that holds up long after we are gone.
Structural remodels are the highest-trust work Reign City does. They are also the work where most homeowners have been let down before — by contractors who underscoped, underbid, and delivered surprises that arrived only after the walls came open.
The reason those projects failed was not the construction. It was the planning. Or the absence of it.
What This Work Involves
A full transformation of how your home functions — not just how it looks.
Structural remodels go where cosmetic work cannot. They remove or relocate load-bearing walls. They change the relationship between levels. They reconfigure how a home flows, how light moves through it, and how it serves the people living in it. They often include new mechanical systems, engineered structural elements, permit-tracked work, and multi-trade coordination across months of active construction.
This is not a project that rewards shortcuts at the planning stage. It is a project where disciplined thinking before construction is the only thing standing between a clean execution and an expensive cascade of problems discovered too late to fix cleanly.
Structural Engineering
Load-bearing wall removal, beam sizing, and structural modification require licensed engineering coordination before a single wall comes down.
Permit Management
Structural work is permitted work. Reign City manages the permit path so the homeowner does not become their own bureaucratic buffer.
Mechanical Coordination
HVAC, plumbing, and electrical systems are often relocated or replaced entirely. That coordination happens during planning, not after demo.
Multi-Trade Sequencing
Structural remodels involve multiple licensed trades. The sequencing that keeps them from blocking each other is built into the plan before the project starts.
Design Coordination
When design is involved, Reign City coordinates between the design intent and what is actually buildable — so plans do not arrive that no one will touch.
Risk Identification
Hidden conditions are not surprises if you plan for them. Reign City identifies and accounts for known risk factors before construction pricing is issued.
Project Threshold
Structural remodels are a serious investment. Reign City treats them accordingly.
Reign City takes on structural remodel projects with a minimum construction investment of $150,000. That threshold is not about exclusivity. It is about scope integrity. Below it, the depth of planning, the quality of trade coordination, and the execution standard that define our work are not possible to deliver at the level we require.
Minimum construction investment
All structural remodel projects require The Groundwork, Reign City's paid pre-construction engagement, before a fixed-price construction agreement is issued. That is not a gate. It is the mechanism that makes a reliable fixed price possible.

Edmonds, WA — Multimillion-Dollar Structural Remodel
A complete three-level transformation with no compromises — structural, mechanical, and finish.
This project involved the full transformation of all three levels of the home. Load-bearing walls were removed and replaced with engineered beams carrying the roof structure. The basement floor was demolished entirely to install all-new mechanical systems from the ground up. Cast iron plumbing stacks were specified for sound control. Radiant heat was run throughout the home. A fully integrated A/V system was coordinated across every level. Six separate outdoor living areas were designed and built as heated, functional spaces.
Finishes were sourced nationally to meet the design intent without compromise. After completion, every real estate professional brought through the property recommended it for award submission.
Scope
Full three-level transformation
Structural Work
Engineered beam replacements for load-bearing walls
Mechanical
Full system replacement, radiant heat, cast iron stacks
Outcome
Independently recommended for award submission
Before Construction Begins
Structural remodels require The Groundwork.
Every structural remodel project moves through Reign City's paid pre-construction engagement before construction pricing is issued. The reason is simple: a fixed price without a complete scope is not a fixed price. It is a number with unknown conditions waiting behind it.
What The Groundwork Produces
The Groundwork covers existing condition review, design coordination, scope development, budget alignment, engineering coordination, trade input, sequencing logic, and risk identification. It produces the clarity that makes strong execution possible — accurate scope, reliable budget, realistic timing, and a construction path free of the assumptions that cause projects to fail.
That clarity protects the client, the project, and Reign City's ability to execute at the level of trust and discipline the work requires. It is not a paid estimate. It is a professional standard.

Jon Chafe has been inside the walls of homes like yours for 29 years. He does not guess at what is there.
Jon started framing houses at 16. That hands-on foundation built a level of technical judgment that most project managers who came up through design or estimating do not have. He knows what is behind the drywall before it comes down. He knows where projects typically break, and he builds the planning process around those specific failure points.
Before founding Reign City in 2021, Jon spent time as a wildland firefighter with the U.S. Forest Service. That background is not a resume item. It shaped the composure, discipline, and calm-under-pressure mindset that now defines how he leads every project — and how he responds when something unexpected surfaces mid-construction.
Reign City is not trying to be the biggest remodeling company in the region. It is being built to be the most trusted one — and that starts with the planning discipline that makes a structural remodel worth undertaking in the first place.
